Lucent W1 is a unique commercial office refurbishment project. It features a cutting-edge design with nature at its heart.

The development features 11,000 sq m of workspaces built around health, with light-flooded areas, clean air systems accessible through our Tate raised access floor system to support office culture wellbeing.
Lucent W1 is built with a strong focus on the environment, with a tree towering in the central atrium and an internal green wall that stretches the full height of the world-famous external lights of Piccadilly Circus.
The floor space at Lucent W1 is open and expansive, allowing customers to leave their own mark and tailor their spaces to the changing needs of their businesses over time. One facet of this adaptability is thanks largely to the use of Tate access floors.
Nearly 11,000 sq m of PSA:2021 Standard raised access flooring from Tate was used in the project, creating a dynamic feature, and complementing the best-in-class commercial office surroundings, alongside retail and hospitality spaces.
Three types of Tate raised access floor systems were installed in this project, which included PSA:2021 RMG600, 1,000 sq m of PSA:2021 RMG Simploc as well as our full depth, edge-banded PSA:2021 FDEB_M system with a Polyflor SD vinyl architectural finish for the building’s server room, which offers excellent Static Dissipative (SD) properties for static control.
Lucent has big ambitions, with a BREEAM ‘Outstanding’ rating in its design stage, as well as targeting a WELL ‘Gold’ standard.
The innovative Fletcher Priest design team, with construction led by Wates, has created commercial offices that feel cocooned away from the surrounding city, while 20 terraces allow panoramic views across the capital and will be home to over 600 plants and a three-storey green wall.
