The Iconic 19th Century 'Tropical Fruit Warehouse' Reimagined

Tate supported our installer, Jan Janssens & Company, who were working with the two main project contractors, PJ Hegarty & Sons and Structure Tone Dublin, on the major refurbishment of an iconic Dublin building.

The Tropical Fruit Warehouse at Sir John Rogerson’s Quay, dating back to 1892, has been refurbished, transforming the building into 85,000 sq ft of exceptional office space. The original warehouse features and its red-brick façade have now been combined with stunning modern architecture through the addition of two floating office floors.

'Nearly Zero Energy Building' Standard

The development highlights the demand for high-quality, sustainable offices in Dublin from major global corporations. The Tropical Fruit Warehouse was listed in the Top 3 of Ireland’s favourite buildings in the RIAI Public Choice Award 2023.

In a remarkable piece of design and construction, two fully glazed floors cantilever over the original listed building to offer users fantastic views across the River Liffey.

The project has been designed to meet the highest sustainability and efficiency credentials, including the new Nearly Zero Energy Buildings standards, LEED Platinum, and WELL-Gold.

It is also one of the first buildings in the world to be fitted with Tate’s revolutionary low-carbon steel RMG600+ raised access floor. The RMG600+ panel uses lower carbon, electric arc furnace steel, and is made from a minimum of 86% recycled content. The RMG600+ panel has been independently performance tested to PSA Medium Grade with a 25-year warranty.

The development comprises a six-storey office space within the structure of the last remaining original warehouse on the quay.

The original building, which dates to 1892, has been beautifully restored and now features two additional “floating” office floors that grant panoramic views for users across the river Liffey.

The building’s owners, IPUT Real Estate Dublin, stipulated that building should meet the highest sustainability credentials. As a result, it became one of the first refurbishment projects in the country to meet Ireland’s new Nearly Zero Energy Buildings standards, and achieved LEED Platinum standard and WELL Gold.

It is also one of the first buildings in the world to be fitted with a total of 8,000 sq ft of Tate’s revolutionary low-carbon steel RMG600+ raised access floor, across all the office space and landlord areas (marketing suite etc). The RMG600+ panel uses lower carbon, electric arc furnace steel, and is made from a minimum of 86% recycled content. New Tate RMG600+ panel has been performance tested to PSA Medium Grade with a 25-year warranty.

As with all its raised access floors, Tate provides developers and building owners with certified performance data for RMG600+, as well as verified environmental credentials and production claims. All are fully backed by independent evaluations and industry standards.

The floor installation took around 12 weeks to complete – in line with the schedule - and the building is expected to be handed over shortly.

Mark Mulraney, managing director of Jan Janssens & Company, believes Tate RMG600+’s environmental credentials will be well received in the thriving commercial building sector in Ireland. He advises: “We have a great relationship with Tate. They deliver a Rolls Royce product and we’ve been a loyal partner for more than 40 years.

“I think Tate RMG600+ is an access flooring product that the sector will welcome, assuming that the Irish government continues to give financial support and incentives to encourage investment in environmentally sustainable developments.”
